A city with more variety than most of Contra Costa County.

Martinez sits at the northern edge of Contra Costa County along the Carquinez Strait, and it's the county seat — which gives it a civic center of gravity that most nearby cities don't have. It's also one of the older cities in the East Bay, and that history is written directly into the housing stock.

Downtown Martinez is compact and walkable, built around a historic core of low-rise brick and storefront buildings, the county courthouse, the Amtrak station and the waterfront and marina just beyond. Walk a few blocks in any direction and you're in established residential streets of early-1900s cottages and Victorian-era homes on smaller lots.

Move south and east and the character changes: mid-century ranch homes on flatter, wider lots, then hillside neighborhoods and later subdivisions with newer construction and, in places, views toward the strait or Mount Diablo. That range means Martinez often has options at several different price points at once — but it also means pricing and comparable sales have to be read neighborhood by neighborhood rather than city-wide.

Location is a large part of the appeal. Martinez connects easily to Pleasant Hill, Concord, Walnut Creek and Lafayette, with Highway 4, I-680, the Amtrak Capitol Corridor line and BART access in nearby Concord and Pleasant Hill putting much of the East Bay and the Highway 4 corridor within reach.

Downtown Martinez

The historic core is compact and walkable, anchored by the county courthouse, the train station, independent storefronts and the waterfront just north. Weekend farmers' markets and community events are held here through much of the year. Homes closest to downtown tend to be older and on smaller lots, with the trade-off being walkability.

Neighborhoods & areas

Martinez isn't one uniform market. There's the older downtown and Alhambra area, the flatter mid-century neighborhoods south of the center, hillside streets with elevation and views, and newer subdivisions toward the south and east edges of the city. I can walk you through how each area differs in home age, lot size, parking and price.

Parks & outdoor recreation

Martinez has substantial open space for its size, including the Martinez Regional Shoreline on the waterfront and access to regional trails and East Bay open space nearby. The John Muir National Historic Site sits within the city. For some buyers, trail access and proximity to open space can be an important consideration when comparing Martinez neighborhoods.

Restaurants & local business

Dining and retail are concentrated downtown and along the main commercial corridors, and lean toward independent, owner-operated businesses rather than large shopping centers. Larger-format retail is a short drive away in Pleasant Hill and Concord.

Commuting & location

Highway 4 and I-680 both serve the city, the Amtrak Capitol Corridor stops downtown, and BART is accessible from nearby stations in Pleasant Hill and Concord. The Benicia–Martinez Bridge connects north to Solano County. For many buyers, commute logistics are the deciding factor between Martinez and neighboring cities.

Housing styles

Victorian-era and early-1900s homes near downtown, bungalows and cottages, mid-century ranch homes, hillside and view homes, later tract construction, and a smaller inventory of townhomes and condominiums. Age of home drives a lot here — inspection expectations for a 1920s house are very different from a 1990s one.

Community character

Martinez tends to read as an established, long-settled city rather than a new-development one, with a strong downtown identity, an active local events calendar and a waterfront that shapes the feel of the north side of town.
